The amount of documentation depends heavily on whether you approach a traditional bank or a broker, as banks often need more data to mitigate risk.

Business bank statements are a standard requirement, offering a monthly summary of transactions to help lenders track your spending and income patterns. While these provide a snapshot, they can sometimes be misleading during quiet trading periods. For a longer-term view, lenders usually require financial accounts covering a full financial year. These documents reveal your company’s true picture through turnover, profitability, and a balance sheet detailing assets, liabilities, and equity.

Financial accounts for private companies are typically first filed 21 months after registration with Companies House. If those are out of date, lenders might accept VAT returns, which are updated every three months, to see a more current picture of your business activity during that year. Management accounts provide an up-to-date impression of operations, often including a profit and loss statement and a balance sheet, though they lack the strict regulatory format of official filings.

The majority of lenders will require a completed application detailing the company directors, shareholders, and other financiers involved. To authenticate this information and prevent fraud, you must provide proof of identity, such as a passport or driving licence, alongside proof of address via a utility bill or personal bank statement. These steps ensure that the person applying is who they claim to be and meets the minimum age requirement of 18.

Using a broker can sometimes simplify this process because getting a business loan is often easier when an intermediary has established relationships with lenders. This intermediary role often means an online application that requires less paperwork than a direct application to a bank. However, the type of loan you choose also matters. Secured loans, often backed by assets, are common with banks, whereas unsecured loans require a personal guarantee but do not tie up your business assets.

While not legally required, certain documents can strengthen a loan application significantly. A business plan outlines your company’s potential for success, detailing your executive summary, market analysis, operational plan, and financial projections. Similarly, a financial forecast estimates future revenues and expenses, giving lenders a clearer vision of how cash will move through the business. Lenders generally appreciate seeing these details to gauge future stability.
